Common Closing Costs

Unless OTHERWISE STATED IN THE PURCHASE AND SALE AGREEMENT, the following closing costs usually apply:

SELLER pays for the brokerage fees, existing loan payoff if any, Title Insurane for the buyer, excise tax to the county, property taxes prorated to the day of closing, recording fees in favor of the seller, 1/2 escrow fee. 1/2 set-up and collection if seller carries the contract of sale.

Purchaser pays purchase price, loan fees associated with purchaser's financing if any, (including appraisal and credit report), extended title insurance if required by lender, property taxes prorated from date of closing to new year, recording fees for documents in favor of the purchaser, 1/2 escrow fee, 1/2 set-up and collection if seller carries contract of sale.

note: fees for inspections and tests should be negotiated at the time of making an offer

All costs and prorations will be a part of the closing documents prepared by the closing agent (title company). Any party to the transaction may request a "trial closing" for specific closing fees.
